Council OKs Change Orders for Town Hall, Rec Center

The combined change orders amounted to nearly $100,000, but both projects are still well under budget, according to professionals.

Township council approved a more than $27,000 change order for the town hall project Monday, as well as approximately $18,000 worth of change orders for the recreation center improvement project. 

Township manager Scott Carew provided a breakdown of the town hall change order as follows:

  • $3,414.81 for the addition of a sink in the women's bathroom. The extra sink was added based on a recommendation from the code official.
  • $14,072.31 for ultraviolet treatment for the roof, which will mitigate the potential for the odd "aroma" in the existing library (caused by "microbial contamination") to be carried over to the new library.
  • $6,692.28 to add more steel support beams for the solar panels that will heat the building's hot water. The cost of the additional steel will pay for itself after four to five years due to utility savings from the energy efficient system.
  • $2,366.71 to change the size of the steel angles supporting the stone lintels above the window openings.
There was also a $696.43 added cost associated with selecting several doors that had a different fire rating than originally proposed (also based on a recommendation from the code official). All told, the change order came to $27,179.54—a 0.24 percent increase to the original contract amount of $11.1 million.

The township's budget for the project contained a contingency of $555,695 for change orders. So far, the township has used roughly $75,000 worth (or 13.62 percent) of the contingency, with the project about 35 percent complete. 

Council also approved $18,243 worth of change orders to the rec center project, for work including repairs to the gym walls and providing electricity for hand dryers in the new restrooms—bringing the total project cost to $599,000. According to architect Rick Ragan, that's still more than $20,000 under budget.
